Common Rules
- Damage to Nelson Hill HOA Property
- Members of the association or tenants paying annual fees will be billed and held responsible for all replacement or repair costs for Nelson Hill HOA property damaged by members of their household or their guests.
- Noise Control & Flood Lights
- As our homes are very close together, external loud music and yelling is strictly prohibited.
- Flood lights should be turned off when not in use and not be left on all night.
- Profanity / Explicit Behavior / Alcoholic Beverages
- This is a family-friendly neighborhood. The use of profanity in the common areas is strictly prohibited. Explicit or suggestive actions, even in the absence of profanity, are also strictly prohibited. Explicit or suggestive attire is strictly prohibited, including nudity.
- No alcoholic beverages are permitted in any common areas.
- Animals
- All pets must be on a leash when outside including on owner’s property.
- All animal waste must be collected by the owner.
- No animals, such as livestock or else, can be raised on any property.
- Fireworks
- Fireworks are strictly prohibited. This rule was established due to the proximity of all homes and to limit property damage and personal injury.
- Parking
- Overflow parking is allowed temporarily on common areas. Vehicles must be parked in their driveway and garage. If more than two vehicles are within the household, additional vehicles are permitted to be parked on the road with two wheels on the grass, two wheels on the road. Parking must be in the direction of the flow of traffic, and not obstruct the view at intersections and not prohibit school buses or emergency vehicles to pass through.
- Parking directly on the lawn is forbidden.
- RV/Boats/Trailers
- Boat trailers, boats, travel trailers, inoperative automobiles, campers, vehicles of any kind, or portable buildings are to be stored out of view from the streets or pond and shall not be stored in any street right-of-way or on driveways. Temporary vehicles, such as moving vehicles, are exempt during the process of moving into your new home.
- Lawn & Shrub Maintenance
- Homeowners are expected to maintain their landscaping. This includes but is not limited to the following: Fertilization, weed prevention, and filling bare spots with new seeds.
- Grass should not grow excessively high.
- Homeowners must take pride in their home keeping shrubs and trees cut and good looking.
- Common Areas
- You are permitted to use the large park area for your benefit. We simply ask to clean up behind yourselves.
- Pond
- No vehicles, whether motorized or non-motorized, are allowed on the pond except for maintenance purposes contracted out by the Nelson Hill HOA.
- Fishing follows catch-and-release rule.
- No Swimming.
- No vehicle can be driven on the dam running parallel to Val Del Road.
- Décor
- Décor should be seasonal and must be removed within 30 days after the end of the season including but not limited to Halloween and Christmas Lights.
